// THE SHORT ANSWER

A rent roll is the schedule of every tenancy in a property: tenant, space, rent, lease start and expiry, rent reviews, break options, incentives and arrears. It is the property lender's working document for an investment loan, the place where the income behind the valuation can be checked lease by lease. A desk reads it for reliance on one tenant, expiries bunched within the loan term, rents held up by incentives such as rent-free periods, arrears, and tenants related to the borrower, then checks it against the leases themselves, because a rent roll is prepared by the party asking for the loan.
